THE PROPERTY
The property is a basement flat in a beautiful, large mid-terrace house on the popular Belle Vue Parade, less than two minutes' walk from Scarborough train station, a very short walk to the town centre, beach and supermarkets, as well as cafes and shopping. The flat has been decorated in a smart, modern, clean and neutral style. There is a narrow set of stairs at the front of the property going down to the front door, which opens into the kitchen. The kitchen is in the same space as the living room so the kitchen part has a hard floor and the living room is carpeted. There is then a door in the opposite corner that takes you through to the bedroom. The bedroom has ample storage space and an en-suite shower-room with toilet and sink. Also at the back of the bedroom, there is another door which takes you through to the utility room. in the utility room is the washing machine, boiler and additional storage. This is also a suitable place to keep a clothes airer. Finally, there is a back door from the utility room out to a small outside sun-trap space. Furniture is not included so the flat will be empty when you move in, although the washing machine is included and the existing tenant may be able to leave some items if required.

We are a small management company and we act like private landlords as opposed to big lettings agencies, which can sometimes frustrate tenants with inflexible opening hours and a lack of action when something needs doing! Reporting issues in the flat to us is very easy on our website or on WhatsApp, and we are always very quick to respond and typically fix issues within a couple of days.

BILLS
We pay for the council tax and water for the whole building, so this is included in your rent. We naturally also arrange and pay for all gas, boiler and electrical work. However, payment for the supply of gas, electricity and internet are not included so you will need to pay for these yourself.
