Description
The Area
A cosy 3-bedroom semi-detached 84sqm cottage in the popular village of Skipwith is available to rent in the last week of August. The tenancy would ideally be for up to a year.
The property is on a quiet and peaceful lane leading to the woods of Skipwith Common National Nature Reserve only 3 minutes’ walk away. Here, there are many footpaths which pass a Neolithic village and overgrown wartime RAF runways hidden amongst important wetlands, dry heath, mire, fen, reed-beds and scrub. The landscape is a rare snapshot of ancient England before intensive farming overtook it. It is particularly pleasant around dawn and dusk. The Common is home to a wide variety of wildlife including nightjars, owls, geese, hawks and bats. Exmoor ponies and English Longhorn cattle also graze peacefully alongside Hebridean black sheep. Wild fallow and roe deer can sometimes be glimpsed.
The friendly village pub serves good food in sight of the village pond on the green, where social events are held at Christmastime and in summer. The 1,000 year-old church of St Helens is at the end of the main village street.
The market town of Selby is 6 miles away, the City of York is 8 miles and Howden 10 & Goole are 10-12 miles. A limited local bus service also runs through Skipwith.
The nearest supermarket, post office and doctor’s is 1.8 miles at North Duffield, where there is yet another friendly pub.
The nearest petrol station is 2.5 miles away while 4 miles away on the road to York at Escrick is another with a supermarket. Escrick also has two restaurants including a Thai, also a doctors’ surgery and church. Another local supermarket is 4 miles away on the Selby road at Barlby, where there is also a fish and chip shop, chemists’ and school.
The Property
The property would be a pleasant interim home for a professional couple or retired couple or single person, any of whom may be between properties or getting used to the area prior to purchasing their own home.
On the ground floor is the kitchen with many cupboards, downstairs toilet, understairs storage cupboard and the oil central heating boiler. The kitchen has a working washer and dishwasher but there is no plan to replace or repair them should they reach the end of their useful life.
Upstairs is a double bedroom and spacious family bathroom with shower over bath. Both rear rooms have amazing countryside views to the sunny south and west. There is a very large front bedroom.
The house has a large, relaxing garden with flowering shrubs and lawns front and rear. Autumn maintenance work on the garden is ongoing and the substantial garden hedges, shrubs and wilder bottom section is included within the rent. The property has sunny south-westerly views look over to Skipwith Common and the Penny moors beyond Leeds are often visible 40 miles away.
There is an old lockable red brick shed providing outside storage for bikes, tools, non-perishable items etc. There is also a garage which will not normally be part of the tenancy.
