120 square metre converted barn at the end of a terrace of three properties, set in peaceful and secluded grounds within-the-dale (and beside, about 50 metres from, the river Stour, in the countryside beside the beautiful village of Long Melford in south west Suffolk.

The electricity bill will be calculated  on or around the time of moving in, and be added to the rent, but we estimate it will be set to £150 per month. Similarly the water, which at £25 per month will be a low amount as the property has its own (shared) septic tank, and the internet, at £42 per month for a 200 Megabyte optical fibre all the way to the building (with one internal booster to extend the signal into the bedroom and bathroom) service would sum to £217 per month leaving the tenant to administer the gas bill and council tax on their own behalf. 

The barn proper is an open plan room (with cooking area). The old tack room has been converted into a bedroom and bathroom.

There is an induction hob, a fridge, fridge-freezer and electric oven. In June 2020 twenty per cent of the exterior wall area of the main body (80 square metres) of the barn was insulated with cementatious weatherboard, in the traditional west Suffolk black (£1,250) and this was increased by 20 points (£2,500) to 40% in 2021 and then 20 points more to 60% in 2022 (£2,500). In 2023, The large French-windows and fixed-windows facing west that constitute 10% of the exterior of the main part of the barn were replaced (£6,250) with black striated composite, while the loft was heavily insulated. The photographs of the exterior will be updated in due course to this effect. The next step (in improving the energy performance and longevity of the property) is to replace the large French-windows and fixed-windows facing east (the main entrance) that constitute 10% of the exterior of the main part of the barn with striated composite (£7,000) which is expected to happen circa 01-May-25 with the same thing being done to the tack room barn doors circa 01-Nov-25. 

Pets are allowed, for a mitigating charge of £50 per month per reasonable (so chimpanzees, for instance, not permitted) pet (single tortoises no charge).

Rent is payable three months in advance (rolling). This means months one to three are payable to close the contract, and that month four becomes payable in month two, with subsequent payments periodic and monthly thereafter (and therefore no payment at the back end of the contract). For payment twelve months in advance there would be an 8% discount. Those bills that are added to the rent are excluded from the discount.
