Room in a Shared House, Tolworth Road, KT6

I am available for viewings all day on Wednesday up until 8:30 pm, on Mondays and Fridays between 6:30 and 8:30 pm and all day Thursday up until 6pm. I can be available for weekend viewings if none of the above days and times suit you.

The room was renovated 1.5 years ago and has only had one tenant living in it who has taken very good care of it. Fully furnished single room. A student is preferable but prospective tenants in full-time employment are welcome too. The furniture comprises of a wardrobe, lounge chair and footstool, desk chair, and study bed. The study bed converts from a bed to a desk and back again without you needing to remove any items from the desk first. There are storage cupboards and a bookshelf above the bed/desk. The window has a view of the back garden which has beautiful wisteria growing over the pergola in the spring and summer..

There is shared use of the main bathroom with one other person, and access to the kitchen, dining room and garden. The entire property has been renovated in the last two years. It is light, clean, comfortable and modern.

Council tax is included in the rent but all other bills are not. Water is £20 per month, broadband £13 and electricity and gas vary depending on usage. In the summer this is usually £25-30 per month and in the winter £50-55 per month.

Please note the driveway is for my use only. If you have a car, you will need to park it on the street. There is plenty of parking available and no permit is needed.

I am a live-in landlord and full-time speech and language therapy student in my final year. My other tenant works in film editing.

There are two friendly tabby cats living in the household. Smokers are welcome but please smoke outdoors only.
