What are the tenancy periods?
Tenancies generally run from 1st July to 30th June the following year (12 months) with the first two months being classed as ‘summer rent’ (half-rent)“Summer Rent” is where you may move some belongings in over the summer as you vacate your previous year’s accommodation (to save shipping them back to your permanent home address) but are charged only half-rent as occupancy does not normally take place until 1st September. This is to allow us as Landlords to beautify the property as needed, undertake any essential maintenance, and keep it in good condition.
Other terminology used: Summer Retainer/Rent, July & August Rent/Retainer.
Can I take up occupancy in the summer/July/August?
In principle, this isn’t a problem, we just need a conversation to ensure any remedial/maintenance works can still be planned at the property and minimise any impact to your stay. It may be that you need to occupy a different room to begin with and move to your allocated room from 1st September.
Should you wish to take up occupancy earlier than September, then obviously full monthly rent would be payable.
Is there parking at the property?
There is unmarked on-road parking in the surrounding streets, there are also resident only permit holders bays. If you can provide proof of residency at the address to the local authority they may be able to issue you with a permit.
Do I pay my rent monthly or termly?
The minimum requirement is for rent payments to be paid monthly in advance (i.e. rent is due on the first working day of the month for that month).
Some tenants prefer to pay termly as this coincides with when they receive grants, loans, subsistence or stipend payments.Can I pay my rent with a credit card?
We’re afraid this is not possible – we are sole property landlords that don’t use this type of facility. We can provide a bank account sort code, account number and where necessary BIC and IBAN codes.Which bills are included in the rent?
Gas, Electricity, Water and Broadband internet are included in the rent, and subject to a fair usage policy.
