A well presented and spacious bedroom in a clean and comfortable six bedroom house, conveniently situated near the heart of town centre within walking distance of all the local amenities.

The accommodation comprises a separate double room on the ground floor, kitchen, dining/lounge, and two bathrooms, one on each floor.
Shared facilities include separate washing machine and dryer as well as ample access to fridges and freezers. 
Outside is a lovely sunny garden area with clothesline.

Q: Can you provide a phone number or can  I call you?

A: Sorry, no. My policy is that all contact until the signing of a rental agreement is done via Openrent. 

Q: Do you conduct remote viewings?

A: No, viewing appointments are strictly in person only. I am the landlord as well as property manager and I prefer to meet with everyone in person prior to signing a tenancy agreement. 

Q: Are all bills included?

A: Yes.

Q: Is there Wi-Fi available?

A: Yes it’s 250 Meg.

Q: Is parking available?

A: There’s on-street parking, a resident’s permit is required which you can get through SBC.

Q: Why is referencing required?

A: This is for our protection as well as yours and is all done by an independent agency via Openrent. It’s a relatively quick and easy process if you have all of your information ready. Referencing is conducted on every applicant who places a holding deposit, no exceptions.
Referencing is only started once the tenant:
  • Inspects the room in person and meets with the landlord;
  • Agrees with the landlord that they wish to rent the room.
Once this happens, a holding deposit of £115.38 is requested and is paid to Openrent. 
  • If referencing is successful, the holding deposit goes toward the first month’s rent.
  • If the landlord decides to reject the application the holding deposit is returned to the applicant.
  • If the tenant decides to reject the application after the deposit has been paid and references completed, the deposit is kept by the landlord.
Q: What information will I need to provide to Openrent referencing?

A: You’ll be asked to provide:
  • Proof of employment
  • Proof of income
  • Previous recent landlord references
  • DSS applicants need to provide evidence that you are in receipt of DSS income and provide a guarantor which will be the Council.
  • If you’re not a British citizen you’ll need to provide proof that you have the right to rent.
  • Valid ID

Q: What happens if I pass referencing?

A: You’ll be asked to pay a security deposit of one month’s rent (£500). All security deposits are lodged and registered via Openrent through an approved agency and kept there until the tenant moves out.
You’ll then be asked to sign a tenancy agreement of a minimum of six months.

What will I need in order to sign a rental agreement?
  • £500 security deposit
  • £500 for the first month’s rent
Q: Who are the other residents currently in the property?

A: Currently all the other rooms are occupied by males. While females are very welcome to apply, please note you will be sharing common facilities including bathrooms and kitchen with males, age ranges approx 35-50.

Q: Who is responsible for cleaning the common areas?

A: While a professional cleaner comes every fortnight to clean the kitchen, bathrooms and other common areas, tenants are responsible for general day to day cleaning duties including washing dishes, maintaining bathroom hygiene after each use and putting the rubbish out after sorting. The bedrooms are the responsibility of each tenant.

Final considerations:
  • Is your income sufficient to cover rent each month?
  • Will you be able to quickly and easily provide a reference from your current employer and landlord?
  • If you are a DSS client, will you be able to provide a guarantor?

Q: Do you rent to couples?


A: No, the property is only licensed to accommodate a total of six people, one in each room. While we understand that our tenants have partners who are free to visit, we don’t allow either couples or families to rent the rooms.
