This is a small detached cottage/bungalow which is located a few metres from my own house and within my property curtilage.  The property has undergone a complete refurbishment which included stripping of most of the old plasterboard and replacing it with insulated plasterboard to improve the comfort and heating inside the property.  This has made a big difference to the level of warmth in the house. The house has also had a complete rewire and new energy saving "Fisher Future" heating (£3k!!). All of the windows have been replaced with new double glazed units. The carpets were new in April '22. There is a shower room/toilet with wash basin and mirror. and separate heater for this room.  There is a small fitted kitchen which is open plan in the lounge area with electric four burner hob and full sized oven, a new sink and mixer tap. There is a fridge freezer if required.  There is a Jotul No.3 wood burning stove in the lounge and a good supply of seasoned cut wood in the driveway. (Wood to be replaced by tenant on departure) The wood burner is more than capable of heating the whole property There is parking next to the property for the tenant and a guest.
The property has been completely redecorated throughout in 2022. The bedroom is 14ft x 9ft and is unfurnished.  The electricity is supplied from my own house with a meter/counter for billing at monthly intervals. There is no charge for water. The water supply is connected from my house.   The waste water goes to a cesspool and is the responsibility of the tenant to empty it when necessary (Approx £110 per 4 to 5 months) It must be emptied at the end of a tenancy.  There are new fire and CO2 detectors where required.   I have now built a store outside for a washing machine,back to back with the log store just opposite the front door.  I have bought a 6 kilo washing machine which is now installed in the store.  There is a garden store available.
The property has it's own garden area with trees,lawn and sitting area. It would be the responsibility of the tenant to maintain this area and mow the small lawn.  I will be prepared to consider a SMALL dog or a cat. Definitely no big dogs,sorry.
The property is away from the road, and enjoys a quiet and peaceful position.
