Room in a Shared Flat, Cambridge House, TN2

Looking for a new room mate to take over from me (moving in with family due unforeseen circumstances.)
Rent and bills are monthly, rent due on the 3rd each month. 
The deposit is £850. You will be taking over from me so we can arrange the swapping over in the deposit account. 
Rent is 737.50
Bills are approximately
Council tax £80
Water £20
Gas and electric £54
WiFi £11
Flat location is roughly a 6 minute walk from Tunbridge wells station. Couldn’t get much better location within the area.
The flat is a lovely property, the bedroom is a spacious double, with built in wardrobe for extra storage space. There’s lots of storage space in the rest of the flat too, and even some extra loft space.
The living room we’ve now got a nice sofa and tv (not pictured yet, getting more pictures this week)
Kitchen has a sink, gas stove, oven, washing machine, big fridge, lots of cupboard storage and we’ve got two bins. So everything you need.
We’ve already sorted the best WiFi deal possible.
There’s a shared bathroom, hallway area and living room with the other flatmate.
The only room not furnished will be the bedroom. So it’s yours to make it your own.
Looking for a flat mate to take over my place asap. Will be arranging viewings and giving you the chance to meet with your new flat mate (he’s great - a sociable, friendly chap who works nearby in Eden Bridge)
Parking is available on the street out front except between 10-11 am Monday - Saturday - but the landlords can get you a parking pass so you can park in the road (1 min walk away) next to the flat.
The landlords would like the standard financial checks done and to meet you before finalising moving in - don’t worry though they are lovely! Not at all your standard landlords. Also I’ll be covering the cost of the financial checks so no extra cost on your end.
It’s either to take over from my current tenancy, which will be roughly 10 months - or it will be a new 12 month tenancy (will confirm with agent very soon)
We’ve already paid the water bills for the next 3 months - so we can sort this payment out between us later on.
