Description
We are a very nice and friendly Gay couple, living together with our two lovely dogs named Mikey and Toto. They are 2 years old bichon maltese very nice and friendly dogs. We are proud to have them as part of our family. We are very hard working people but also we love having a great time together such as cooking, listening to music, watching movies, walking the dogs, gardening, reading, working out and travelling when possible and also many, many other things. We are looking for someone who is LGBTQ+ friendly but not necessarily a member of the LGBTQ+ community, and accept us for being gay. We are also looking for someone who is dog friendly and doesn't mind their presence. We are looking for someone who is working and can pay the rent on time as well as being able to sustain him/her self financially while living here, someone who is clean and clean after him/her self (This property is in pristine good condition and cleaned on a regular basis, we might expect some outside renovation in the near future of the above walkways by the Managing Company who manages the building) We are looking for someone decent, respectful of the people and the environment he/she lives in. We don't want any time wasters, people who use any sort of illegal drugs, aggressive, disrespectful, not working, not LGBTQ+/pet friendly, not paying the rent on time, violent, damaging stuff around, dirty with him/her self and the property. We don't want people who are getting help from the government such as Universal Credit as this indicates that the person is not able to sustain himself/herself. We want someone who has a regular/steady income and is working. We do not loan any money.
PLEASE NOTE:
- Smoking inside the property at any time (except the kitchen) is strictly forbidden.
- Overnight visitors are not allowed, only with permission from us the Landlord.
- A tenancy agreement will be signed by both parties the Landlord and the tenant but not before reading/ agreeing to it's terms and conditions first.
- The tenant shall respect the rules/ terms/ conditions of the tenancy agreement such as paying the rent on time, no illegal drugs, violence, damaging the property etc. If the tenant breaches the rules/ terms/ conditions at any time during the agreement the Landlord shall give the tenant 14 days notice to vacate the property. For more serious things If any sort of violence, aggression, life endangerment, illegal drugs, damaging property on purpose. The landlord has the right to evict the tenant immediately without any prior notice by withholding the deposit if any damages occur due to the tenant.
- If the tenant chooses to vacate the property, the tenant must give 14 days notice in advance to the landlord otherwise the security deposit shall be withheld by the landlord.
- If the tenant causes any sort of damage to any part of the property at any time during the tenancy agreement the security deposit will be withheld by the Landlord. If the damages are greater than the amount of £260 (security deposit) the tenant shall be liable to cover any extra cost for the damages caused. The Landlord and tenant shall agree to an amount. If the tenant chooses not to pay for the extra damages caused which are not covered by the security deposit then the Landlord has to right to sue the tenant in order to recover any extra costs for damages not covered by the security deposit.
-If the tenant vacates the property and doesn't collect all his/her belongings before or on the day of vacating the property then the Landlord has the right to dispose of any belongings of the tenant left.
Th property is a maisonette/ flat 2 levels and the interior has been fully renovated within the last few months, all the furniture is brand new, all the appliances are brand new, all heaters and boiler are new, carpets, beds, sofa, etc are new. Everything is new in the flat except 2 or 3 pieces of furniture which were here from the previous owner.
1st floor: is a main hallway, kitchen, big living room, outside communal garden, office.
2nd floor: 3 bedrooms 1 bathroom, 1 separate toilet. We have 2 storage areas as well ,1 of them on the first floor.
The bedroom rented has: new king size bed, new set of sheets and pillows, new furniture, new carpet, space for storage, etc.
All bills are included.
When/Before moving in we require the security deposit and first month rent.
